Most people look first at how much a deal could make.

Ask how you could lose the money too.

Investors have lost entire checks by backing inexperienced sponsors, accepting aggressive assumptions, using too much debt, or investing in business plans that left no room for things to go wrong.

Active real estate has the same risk. Over renovate a rental. Miss the resale value on a flip. Underestimate repairs. One bad decision can become a $50,000 or $100,000 lesson.

Who is running the deal? What have they done before? How many deals have they taken from purchase through sale? How did they perform when the market got difficult? How much debt are they using? Are the assumptions reasonable? What happens if rents, expenses, interest rates, or the exit do not go according to plan?
